I had a very nice duplex in Naples 4 miles from down town city center.  Both sides were vaca rentals. (I've transitioned them to annual rentals) 

Each side is a 2/1, approx 1175 sq ft each. I only had 1 guest complain aobut it not being a SFH. They didn't read the description.

There's a paito which spans the entire front of the duplex. I divided it with large potted plants and arranged the patio furniture to offer privacy. Between the patio and the street I have lots of lush green tropical foliage, giving more privacy from passers by.

 Yes, most charge $25 dollars a day. Some do actually view this as 'nickel and diming' their guests, and others look at it as an add on that others are getting paid for, so they do too. Many homes will charge for the use of a grill, they are locked up and only give you the combo if you rent it for $10/day. This would be similar to beach homes renting bikes, lawn chairs etc.

Thank you! I'm so glad to hear that! Our FPL rates have just increased, as you probably know. I live in a small 2/2 cottage with no pool. My electric bill went up drastically to close to $400/mo just for my little house. My STR is larger with a 10-12k gallon pool.

I discussed this with my pool guy and my a/c guy. Neither of them have seen this down here in south west FL where we never winterized our pools, as we use them 24/7. The reason? In the summer when, the AC is used the most, the pool is kept warm by the glorious heat of the sun. In the winter when we need a pool heater, we rarely use the AC. My pool guy, who has an STR with a pool, told me he controls the pool heater with his phone app. He keeps it at 85 degrees and never goes above 88. His electric bill is usually about $350/month. Problem solved. I'll get an electric heater and use the app on my phone.

One thing I would recommend before going through with that though would be to contact a pool company who does solar installations and see what temperature gains you could expect on a pool your size. There's a chance that it may still be sufficient for the temperatures that we see over the winter here and could end up saving you a ton of money in the long run

 Thanks Robert. If you're still in town you'll know $150/month is not much to cover the cost of running a heater. I may have to just add an amount to the rental rate. The house is in Logan Woods, near the Vineyards. It's being remodeled now which gives me some time to figure it out.


 BTW, my pool guy suggested I get a solar heater AND an electric heater. Have the solar heater on all the time and it will reduce the use of the electric heater. What do you think aabout that?


 Well of course that's the way to go, but how much money do you want to throw into this? At some point you'll never make it back.....

At some point I may sell my home on Lakeview and live at this house. I have no issue spending a few thousand more.

What about a gas tank? You can lease these for a small amount and the gas company can monitor it and fill it as needed.

The cost of the kit was about $1000, but you are going to need to either be pretty handy or find an air conditioning / refrigeration professional that is more skilled than your average plug and chug HVAC installer.  I'm an engineer, so I did most of it myself.

I have optimized the energy consumption of my system by pairing it with a multispeed pool pump which only uses 200W when moving water through the condenser when the A/C is running.
