Living in Holly Ridge, NC. My brother and I are interested in investing in the Jacksonville NC area. It seems like the military base would provide a stable source of renters? Properties there are also more affordable then nearby Wilmington. Is anyone out there investing in this area that could share their experience?

@John Teachout it’s bank owned. I asked my agent if she thought the selling bank would consider financing it and she said they wouldn’t, but maybe I need to actually ask them 🤷🏼‍♂️.

@John Teachout it’ll be about a year before I hit the two year benchmark they like to see.

I’ve been in contact with a few hard money lenders but they tend to want a larger loan.

The house is a foreclosure, so the bank is selling. They won’t make any repairs to raise the value before closing.

I have a single family property under contract for $48k. I have $20k I can put into the deal. I’d like to make a large down payment and have a low monthly payment. Most of the lenders I talk to want to see 2 years of stable income from the same job (which I don’t have), and others won’t underwrite a loan smaller than $50k. Suggestions?

I just got my first deal under contract in Columbia, SC. I’ve had basic inspections done already, I plan to flip the house and sell it. It’s in pretty bad shape but I think it’ll bring a good profit. I just recently saw another investor having his potential investment property in another state tested for meth and asbestos. Should I have my house tested for either of these?
