Hi BP,

Just wanted to get thoughts on different heating options.

I need to install a new heating system in one of my apartment units (approx 580 sqft) but wanted to get thoughts on whether an Electric Wall Heater was a good option? So far based on quotes I've been getting, installing electric wall heater is significantly cheaper than HVAC quotes. Currently have ceiling fans in the apartment and its a 1 bedroom. 

For context electric wall heater quotes have been around $1300-$2000
For HVAC dual mini split has been $5K+ 

If anyone has installed an electric wall heater I would love any thoughts/suggestions. Or if there are better alternatives

I second this! I've caught fake bank statements from potential tenants and it was just because the font looked slightly off. The bank statement itself was real BUT they changed the name of the person on the account to theirs. It seemed like they borrowed a relatives bank account and edited the name & address to theirs. I also took the statement to the bank & they were able to verify that it was forged.

@Audrey Sommer I've found that Zillow Rental Manager has worked best for me. You just need to sign up & pay. They also offer a free trial period.  I get the most responses and active users from their platform which posts on zillow, hotpads & trulia all at the same time. I would recommend that you screen your tenants and have them complete a background check with a company of your choosing and not just accepting Zillows in house background check that some of the tenants already have. (I've noticed that zillows in house background check is not great & not reliable based on my previous experiences with them)

Current landlord couldn't pay the upgrades so we offered to do the upgrades until the sale was final and not pay any rent in the process. We also gave him a large earnest.

Through commercial lending as an investment property.

Updated all the mechanicals, designed a brand new commercial space, and remodeled the residential apartments.

 Hi @Jose Quinones by any chance is the mixed use in CA? If so, I would love to inquire who you're using for your mixed-use insurance? Currently a lot of insurance companies I've spoken to have all decided not to insure mix use properties.

Thank you for posting this! Much needed. Do you have a contractor that you would recommend for Toledo? The one I used was the worst workmanship I've encountered and didn't complete the job either.

 Hahah no no definately not them! I've seen all the horror posts on reddit about those two haha

In our experience, the #1 mistake owners make when selecting a Property Management Company (PMC) is ASSUMING instead of CONFIRMING.

It's often a case of not doing enough research, as they don't know what they don't know!

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.

EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean? What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.? You’d be shocked by how little actual screening many PMC’s do!

This also leads owners to ASSUME simpler is better when it comes to management contracts.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

A well written management contract should clearly spell out what is expected of both the PMC and the owner, to PROTECT both and avoid misunderstandings. Why do you think purchase contracts are so long and have such small print?

We recommend you get management contracts from several PMCs and compare the services they cover and, more importantly, what they each DO NOT cover.

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!


Thank you so much for these links and additional advice Michael! This was indeed very helpful and I have been reviewing the management contracts. I have noticed a lot of extra fees added on in some. Appreciating the advice from biggerpockets thus far.
