Thank you Anthony.  I've signed up and heading to St Louis in Feb.  I should have done my research before signing up but it all made sense to me and just started researching more about Mom's House tonight when I came across your feedback.  I'm not a traveler, currently live in Idaho heading to St Louis, so I'm investing in myself and pushing myself to grow, getting out of my comfort zone.

Lily - I just got back from attending the course last week.  I think you will really enjoy it.  Head's up that they do have a hefty priced offering during the course but so far with my experience, the information I got from the course will give me enough to go out on my own and begin.  It will take more work on my part because I didn't purchase the business in a box they offer but I think it was well worth the time and effort.  If you can afford it - sounds like the business in a box is pretty awesome but unfortunately at this time it is not in my budget.  good luck!  I hope you find it as helpful as I did.

Thank you Kimberly.  I went ahead and invested but couldn't make the trip out to St Louis in February.  I'll provide some feedback once I go through the course.

@Rob Chiang  Great idea but currently living in Idaho but my residence is in CA.  I need to find a group virtually, which is a possibility.  Thank you Rob.

Quote from @Jason Marino:

Hi Lily,

Many Purchase and sales agreements include State specific clauses. However, where I am located, there is not a requirement that you can only use the Purchase and sales agreement from the Realtor's Association. That said, I believe that you should be fine with creating a Purchase and sales agreement and having it reviewed by a California attorney. I would confirm this with the California attorney before moving forward.

Hello - I think one big thing holding me back is not knowing if I need the official CA Purchase & Sale Agreement from the Realtor Association or can I use a template and have a California Attorney look it over?  Also asking for recommendations for a wholesale Attorney in CA.   Thank you in advance to everyone's feedback!  Lily

I'm listening to his webinar right now.  So glad I came to Biggerpockets!  I appreciate all the feedback, I'll be blocking this scammer.  So sorry for all those that had to find out the hard way, but just know you have paid it forward educated us and saved us from a financial loss, wasted time and stress.  I live paycheck to paycheck trying to filter out all these scammers while trying to climb out of this mess.  Thank you to all who contributed!
