Sounds fishy to me. I mean come on. A mobile welder not knowing a huge hunk of steel would be a theft target since they weren't done working on it? I'm assuming you wanted it welded back in?

I've managed to keep my refrigerator working and in good condition for 18 years, so far. There is no excuse for destroying a 5 year old fridge. I would charge them for the replacement, but get a less expensive one for your future tenants. So, they wouldn't be paying 2k, but they would be buying the new one.

Oh yes. I get them at my residence and my rental. I actually tried to communicate with a couple of the senders, but they have ignored me. 

My house is the ugliest in the neighborhood. It would be a flipper's dream, except I'm already working on it. Lolol!

I seem to have gotten a lot more in the last couple  of years for both properties. It just makes me wonder if many more people are trying to get into real estate and they are desperate for leads.

It might be difficult for her, but what about having her son co-sign?

Honestly you would have to scrutinize the credit card statements to know if he or she ran them up. I knew someone who blamed it on the ex but they were actually the one with the spending problem.

I didn't say put utilities in your name before the lease is signed. There is a benefit to calling and making sure everything is ready to go if someone doesn't have an established relationship with the local utility companies and finding out what is needed ahead of time.

You said you signed the lease on the day of move in,  which is typical for any leases I've done then you got the key the same day.

However, my tenants have known and been told to call before lease signing day to get things moving along with the utility companies. Was this a spur of the moment choice, or did you know in advance you were getting the place?

I think the important thing would be to make sure your heat is on and working so any leftover water in the pipes won't freeze. And you make sure the temps in the coldest part of the house with pipes does not get to freezing.

Working heat is also something to be aware of with tenants who may get heat turned off for non pay... It can cause burst pipes.

I wouldn't expect a tenant to know if something wasn't safe unless it was clearing falling apart... And even that'squestionable!

Sorry about your relative Alfred (can't seem to tag on my phone). That's a bit silly though, a deck is to use, unless of course it's blocked with danger signs and people are specifically told not to use it until it's repaired.


I was just surprised that the property management company wasn't partly responsible. I visited the website for the company and it lists inspections as part of what they offer. Although, maybe they hadn't been managing it very long. 

It made me realize that's a huge danger in being an out of state landlord if I ever take that route.
