I have two situations where I’m trying to get the agreement signed, and in both cases they want me to allow them to stay for a short period of time after close until they find another house. They want to use the money from the close to fund their new house because they don’t have good credit. It pulls my heart strings and I want the deal. Do I let them stay for a few weeks until they can use the money to get another place? Or am I going to find myself in a position with a tenet who won’t pay rent and is impossible to evict? Would love to hear best practices out there.

I’m trying to think outside the box to get leads to come to me. I was thinking about reaching out to probate attorneys, divorce attorneys, retirement homes and stuff like that to let them know I can help their clients offload properties they’ve been stuck with or need to sell fast. Any suggestions for how to go about this? What’s the incentive for one of these people referring their clients to me?

Has anyone used Facebook Ads for Wholesaling? I tried to setup ads but I was rejected because they’re basically saying my practices are deceptive. Would love to hear some advice on how to get my Facebook ads up and running.

I've already formed my LLC for wholesaling and closed my first deal last month. However, I just passed my real estate exam and I'm going to affiliate with a broker who understands that I'm focused on investing. Since I will be an agent, do I HAVE to put my real estate agent number and/or broker information on my postcards to generate leads for my wholesaling business? If it's not a good deal for wholesaling, but it is good for retail, I'll let them know I'd be happy to list their house BUT that's not my original purpose for the mailer to them. Would love to hear anyone's thoughts on this.

It’s my boyfriend’s grandmother’s house. Already confirmed the price they’re willing to let it go for which is significantly under market value. Just need to find a buyer.

I got my first response from someone who wants to sell their house, but I don’t think it’s a good wholesale opportunity. The “Zestimate” for the house is $437k. The owner doesn’t want me to see the house until I give him an offer but he swears it’s in perfect condition (hardwood floors, granite countertops, etc). It currently has renter inside that pay $2200 per month. He lives in another state and owns the house outright and just wants to get rid of it. It’s about 30 minutes away from downtown Nashville, but it’s in a very sought after area of Nashville. What would you offer them for wholesale? What would you do?
