Hey Everyone!

We are getting calls and a few leads from our first marketing strategy with Yellow Letters. It's been pretty fun talking to the  callers and discussing what we do and everything. However, I've had a couple calls saying that it's illegal to send letters to their property because it is not for sale. Is there anyway this can be illegal?

Hey BP!

We are getting our yellow letters marketing in order now, but we have a few questions regarding the process on the best way to market to our prospects.

When doing a mailing sequence to our potential sellers, how many total mailers is best to send out to each prospect and how often to mail out the letters, postcards, etc.? I've read that 7 is a good number, but wanted to know what you all would recommend.

Does anyone have a good script that we can reference to when we receive calls? Yellowletters.com has a good one to follow, but wanted to know if anyone has any other ideas.

They only thing we are confused on the order of sequence is after the seller qualifies from our script criteria, what is the best order to get a contract done?

                       example: 1) inspect the house

                                       2) call back the owner and make a cash offer

                                   3) When is the best time to do a due diligence research on the home?

Thanks for the feedback. "Seasoning" was the word i had heard before but i could not think of it. I think I will game plan for the 12 months and then if i can find a way to make it happen sooner it will just be that much sweeter of a deal. Thanks again

We are looking at buying an undervalued income property with cash. My question is, can we refinance and pull out the money we initially invested? If so what percent of equity should be left in the house and how long can the process take?

For example: paid 60,000 cash, house appraised at a 100,000 can I pull that 60 back out?

Hey everyone!
We want to begin marketing to a specific area to find motivated sellers. Can anyone help me out with what the criteria is i need to be searching for, and can anyone recommend a program to use or ones to look out for? We are mainly concerned about not getting the list that we want. On listsource there is a lot of criteria, does anyone have any advice on that?
