I was bidding on an 1960s house, single floor, no basement, in Sacramento, CA. Can anyone give me a rough estimate about remodeling the two bedrooms to a master suite? Counter offer due today. I am struggling if I should raise the offer as the seller asked for. It’s for primary residence, not flip. Thanks! How can I attach the picture?

No, I am not panic. This is the first “old” house that I am interested in to make an offer. Will go to see it today with a friend. Is there anyway I can upload pictures here?

What is the foundation and earth stability like? Electric panel operate to 100 amps? Furnace, plumbing leakage? If I was going to replace roof I will add solar panels. Popcorn ceiling removal etc. The blinds can cost you ~30-35K with shutters alone. If you do not have the patience to renovate the entire home I think a new home will suit you easier. The 10 year builder warranty will buy you a piece of mind with less yard to take care of. 

BTW: The stucco wall and slab prevent little creatures from entering inside the home.  Many new homes now come with termite and insect injecting ports along the wall keep them further away......

Talk to them about putting in an offer. Dollar to donuts they will let you know what offer was accepted

 It’s not sits, it’s back to market this Thursday, had open house yesterday and had one offer before yesterday. I am not very happy with my agent and do think I will look for another agent after this one. 

We haven’t done anything yet and haven’t wrote an offer. Will do inspection if offer is accepted. My husband went to look at the house yesterday and said it needs lots of work. Due to my work schedule, I haven’t looked at the house. I plan to go to look at the house tomorrow with a contractor friend if it’s not pending today. A very bad house was pending at 675K after three days, and another 1600 s.f House was pending after one day at 719K. This house was just back to market, had open house yesterday, and got a low ball offer. The agent said the owner is motivated, they are planning to counter offer the low ball today. 

I have decided that I will not give an offer before I can go to see the house with my contractor friend tomorrow. I can low ball too, just depends on how low. My agent says 775K I sure will get the house, which I think it’s way too much as we know they have a low ball. I am thinking about 738K if it requires 100 K work. The owner is an old lady, probably the original owner, property tax is based on 106K. She already has huge capital gain on the house, just want to sell it, without back to market again.

Another house I looked at in the nearby neighborhood back in 2015 was a unlivable house, listed at 535K, I was trying to give offer at 510K, but my agent came back saying it already had multiple offers, it was sold at 590K. That was back in 2015. I was so tired of this area so I bought a new house in a nearby city. Now I had enough of the schools in this city and just sold my “new” house, start looking for houses again in this nice old neighborhood.

I don't know, confused. To make the old house as nice as the new house, we need: a new AC unit, painting, flooring, a new roof, new kitchen, new bathroom changing from single sink to double sink, and something here and there. but it still only has two bathrooms. However, the location is a 10! and the lot size is huge - 8600 s.f. The new house has everything I need in a house, but location is 8.5 (near a rarely used, but still used train track, new development, no trees) and tiny lot of 2500 s.f. It's so hard to decide. So number wise: old house, $750K plus repair 100K (can 100 k go that far?) = $850K; new house:lets say 900K (I know I always have some upgrade and add the landscape cost, window blinds, etc). property tax: old house: 7500/yr, new house: 12000/yr (add mello roos).

The agent just sent us the Terminix report. The following items were checked: Subterranean Termites, Fungus / Dryrot in siding, roof sheathing, Water stains noted at Master bedroom closet, The Subarea below the bedrooms is inaccessible for inspection due to Dirt covering access, Evidence of Subterranean Termites was noted at/in Subarea which appears to extend into inaccessible areas (garage). 

Per agent, the house will have pest clearance by end of week. From the report, I saw: owner will pay$1530 for Bait Defend System Trelona, and $2560 Related Repair

It's shame to say that we are also consider the new development nearby -- new house with 5 bedroom 3.5 bath 2900 S.F with a lot size of 2500 s.f, $880K base price. you can imagine how dense that development is. Even though, the new development took 10 years to go through the city since it's an anti-development city.

We are new here, in Sacramento, CA. we are trying to buy an older house, do some remodeling, then live there for a few years, then thinking about selling it. The house is back on market due to inspection problems. The house has a fantastic location, close to the center of the town, great schools, library, etc, it's 4 bedrooms plus 1 office), 2 bath, 2100 S.F., 8600 S.F. Lot. All the houses are old, built in 1950, 60s. This house was pending at 805K, but back on market, listed at 779K now. The agent said they got a low ball offer today. Seller is motivated. Our agent said treatment took place earlier this week and repairs are being completed too. We could write an offer that states: “Section one pest clearance” meaning they’re contractually obligated to take care of that issue. House was appraised at 775K, so our agent said if we gave offer like 760K probably will beat the low ball offer. It is a hot market here, anything lower than 750K sell the next day, even without that great location. 

My question is how serious this termite problem is?? I know this is an old house, it needs new AC, new interior cosmetic repair, maybe even a new roof, though it's livable. (the owner still live in there). Thanks!!!
