@Nicole A. I looked up the baltimore REIA and there is a fee. Did you pay the fee each time you went?

I was considering buying a SFH as my first investment but after all the research I have done it seems like multi-family is the way to go. Can anyone give any insight on the best places to look for multifamily properties?

I have a contract on my 1st rental property in Baltimore, MD which is 3/3, 82k with 18k in rehab, FHA 3.5% 203k loan (owner occupant). Agent says it should appraise for 130k and rental income in the area is 1400-1500. I am considering MBQ as my agent has 4 rental properties of his own. I am a quick study, and looking for someone to mentor me. I have already read the book, "Millionaire Real Estate Investor", spoken to a few investors and spent a hundred hours or so researching (I just found out about real estate investment as a lucrative option a couple weeks ago). I plan on purchasing 3 houses similar to the one listed above each year to start and use equity to speed up the process. I may be trying to throw some flips in as well. Basically I plan to build a portfolio fairly quickly with an end goal of living off the residual income. I am really easy to get along with and motivated. If anyone with significant experience is willing to mentor, that would be great!

@Seth,

He is the property manager of all his properties and offers the same service to mine, though I will manage my own until I can't. He is hypomanic in my opinion and works 7 days a week. For each of his tenants, he does a rigorous check to include inspecting their current residence, talking to previous landlords, etc. He also visits the properties periodically throughout the year. I agree that knowing everything about everything is required. I have been consuming all the knowledge I can get. Could you put me in contact with someone that you would recommend? Baltimore investor here, buying my 1st property in Parkville (the county). Would you mind if I gave you a call? We are both new to rentals and I have been hitting the grind building up as much knowledge as possible. My mentor has 4 properties with MBQ and is the #2 realtor in baltimore. I was thinking maybe we could help each other out. My rehab should be starting in a month or so.
