Sounds awesome, me and my husband are doing our investments together also and really love to connect with more couples :) We are new to these areas and looking for rentals that works with BRRRR which is our main strategy, did you try to find BRRRR or do you prefer flips and STR? Why Lexington is a good area for STR?

Does anyone have a recommendation for a fixer-upper contractor in the Jacksonville metro area?
They need to be licensed, experienced, punctual, and, of course, investor-friendly :)

I think Jacksonville, comparitive to the nation has good rent to purchase ratio's.

However, from what I am reading, Jacksonville is going through a huge increase in supply of houses.

I think you can always make a deal happen in any city but I would personally wait until the new supply is absorbed.

It can take 1-2 years to wait, isn't it?
and can you share where do you see a good ratio between PP to rent? most of what I saw is not even the 1% rule, maybe 0.5%, that's what bring me to ask in the first place :)
