This can be considered a SRO or Single Room Occupancy and you can have a separate lease per room. 

Be mindful of including lease duration, whether utilities are included or not, and how maintenance requests are handled as well. 

Also include if the room is furnished, type of payments required, and damages responsibility if any.

Lowell has UML as the main source of tenants/rentals so its primed for house hacking or lease by the room.

I will also suggest to try on facebook groups/facebook marketplace for room rentals, there are many online that are a good source of qualified leads, since many of your qualified tenants are using the platform already. 

We operate an 80M portfolio of just coliving properties and that is our main source of clients year-round, mainly are just moving to the area for a new job, internship, or grad school and the room rental is their preferred stay.

Hi Robert,

The short answer is yes, that is quite doable. Austin is a great market for co-living (rent by the room) and price points for rooms can vary depending on certain variables (furniture, how many bathrooms, utilities included, length of stay, location).   If you already own this property and want to take a stab at the numbers I am happy to go over them with you.

As per property managers, you can consider several platforms in your market, being Padsplit the #1 resource to go to. They will help you with numbers, and set up, and get you ready to go in exchange for a percentage of revenues.
