Congratulations!

Hi David, I would strongly suggest going to a real estate meeting group such as Northwest REIA if you are in Oregon. You can meet lots of investors and you can even stand up at the begging of the meeting and as people if anyone needs help with anything. There are seasoned investors at the meetings. www.northwestreia.com

I use the yellow ones they do work I got some great leads from them. The thing with them is that you need to be consistent with putting them out. You also want to know your city codes where you put them some cities don't allow them and you can get a fine. I would recommend you get a google voice number that way your personal cell is not on it.

Some people offer everything except the fridge because they cost a lot to replace.

Most banks will not do it. You have to do a back to back closing. Put it doesn't hurt to call and ask If they will let you assign.
