Thanks so much for the feedback! I will dig into airdna. I paid for it for a bit when I was in research mode but should probably renew again. 

I was thinking in general more than 4 people using a bathroom would be a lot but maybe worth it in the short term. Either way we will eventually have to update if we want to use the 3rd bedroom. 

Yes! we have an outdoor firepit area with Adirondack chairs that we need to get a better picture of. We will certainly do that.

also I have gotten a couple comments about the mattresses - some people love them but a few people say they are too soft. should I trade them out right away? or wait? any suggestion on mattresses?

Hello All: I have a vacation rental in Door County Wi. It is technically a 3 bed 1 bath house. But I have only been able to rent it as a 2 bedroom as there is a city rule surrounding the septic. For whatever reason when the septic was built, it was built too small for the house only allowing 2 bedrooms to be rented (which I knew when I bought). To update it will be $15k. 

Question is -- is it worth updating knowing we only have 1 bathroom? Is 3 Bedrooms 1 bath something people are interested in? Long term goal is to add an addition which would make it a 3 bed 3 bath house but based on contractors schedules it will probably be another year. 

Also any feedback on my listing would be great. Used evolve for the first year (broke even) and am now trying my hand self managing. Airbnb Listing

AirBNB and VRBO would really like you to get bookings through their platforms but you can get all the direct bookings you want.

You will have to get new photos as they own those plus rewrite the ad but that isn't tough.

 Ya - I'm not sure if they can transfer them. but if I do it now between high seasons I might be able to swing it. I am leaning toward switching - only a year in won't loose that many reviews!

Hello all: I'm one year into my vacation rental and I am debating canceling Evolve as my property management company. I was nervous to take it on all myself at first but now a year in I am questioning how much they are really helping. Does anyone have experience with this? I saw a post from several years ago that when someone canceled with them they were able to keep bookings that were already scheduled. Is this still true? For year one I did ok - about broke even but I had a couple lower reviews early on (lessons learned) and starting from scratch with wipe some of those, but also all my good reviews would also be gone. thoughts? Also open to options on trying to get direct bookings - can you get in trouble with Airbnb/VRBO if you try to drum up directs?
