it was my first time coming to a meet up.  I really enjoyed meeting everyone and hearing everyone's stories and experiences.  Looking forward to the next one!

Screwing up.
Thinking I found a deal, and it isn't one.
Loosing a bunch of money on above not so great deal.
Having cold feet.
Not knowing what the hell i'm doing.

I'm the type of person that needs to do a little hands on before I feel comfortable with something, so need to find scene who will take me ipunder their wing and guide me.

This is not something I wish to do as a get rich quick thing. My husband brings home the bacon, and RE is just a passion if mine, that I am lucky enough to get to partake in. Having investment properties for the long term, and retirement funds would be nice, which is why I would like to get started now.

Thanks Joel!

I'm so new at this I'm not sure of some of my answers yet. Probably part time for now with plans to do full time very soon. I'm getting my license because I have a passion for real estate, I enjoy helping other people find homes, I have access to real estate listings but being in a nondisclosure state means I don't know the actual sales prices of homes without agent access, so I wouldn't be able to do comps. I am also interested in getting into increment properties for myself as well. Long term goals are to become a broker myself.

As far as funds go, we do have some money. But it depends on the deal. We are current,y trying to pay off my husband's student loans. That's also why I think it would be better for me to work as an agent for a few years first. In about 3 years, his debt should be paid off. Then opportunities will open up a lot more.

I am VERY new to the RE/REI thing. I just started working on my license as an agent. I asked around and got the name of a broker who has experience in flipping properties (something I am interested in) in my area. We will be meeting this next week for lunch at a local deli to discuss our current market , houses in our area (we live in the same neighborhood), etc.

As a newbie - what are some questions I should be sure to ask? Also, since I instigated contact (I contacted him via facebook, and he answered, and replied via email), should lunch be on me (no problem with this), or should it be dutch? I, in no way, expect him to pick up my tab (not that it will be big). I'm just not sure what the proper etiquette would be in this situation.

He is possibly someone I would be interested in hanging my license with in the near future if this meeting goes well. He's doing a lot of stuff in the area that I am interested in (flipping, managing properties for other investors, is a broker, etc).

I, like Mark and Phil, am also just getting into this business. My main question (if I can also piggy back Marc) is just how much minimum capital should you have when starting out? Say some one has a few thousand saved up...would that be enough for a first deal? Ten grand? Twenty? More? I'm talking for flips mainly in lower income neighborhoods to begin with. Homes going for up to low 100's let's say.

I could make going to a class work. My classes aren't 80 miles away - that was another poster. I have a classroom that is about 40 minutes away from me. I have a 3 year old who I would have to find a sitter for. That's why I am toying with the idea of online classes.
