Jay, that is quite a journey.  The various components involved:

Dealing in CFD's; tracking down a hard money lender who'll touch a note purchase; dealing with an Ohio foreclosure; the fact that you did it long distance; tracking down persons to fill the "boots on the ground". You're like me in that I haven't been able to graduate from the low value assets (due to "low-value-asset funds) that Mr. Hinrichs speaks of. But give me some time.

Hello, BP. I'm in need of an attorney/firm to handle the foreclosure process in the Louisville area. Property is vacant; the owner has moved on & abandoned the property. Since it is "vacant and abandoned" that should help expedite the process some in that KY is a judicial state.

Any & all assistance is appreciated.

There are others (Eddie Speed of NoteSchool or Scott Carson of WeBuyNotes or...), but Troy Fullwood of Pinnacle Investments has been around for 20 years.  That says something for this small note arena we work in.  He's had a $30mil distressed fund that he grew to $60mil+.  His programs have a great price point for what he provides.  I've bought most his training, because I didn't know which niche I wanted.  I've now found it & he's there with help & support & analytical software.  He's 1 of those "quiet" mentors that lives what he works at everyday.

Scott, that is quite a detailed account of your experience. Not having any bidders at the trustee sale is what always concerns me. But if the hard costs are kept at the minimum, then the blow isn't so devastating. If I understand you had an attorney that gave foreclosure AND eviction pricing quite reasonably. Is it possible to share the name of the attorney/firm. Missouri usually has good NPN's, but foreclosure attorneys I have contacted wanted $6K to $7K for a complete foreclosure package. Thanks for sharing.

Hello All,

The model I'm pursuing is to purchase notes on vacant, abandoned properties from asset management firms and from servicers. The tapes I receive list "Occupancy".  Some do list as "Vacant", however there are those listed as "Unknown" or just plain blank.   My question is, Is there a cost efficient, reliable source that can provide occupancy status for these specific, non-designated properties on a nationwide basis?  This would not be bulk regional/neighborhood searching as the case with RealtyTrac, but address specific, nationwide as they come in on the tape.  Being able to determine the occupancy status of questionable properties would increase my inventory for possible purchase from 50% to 100%.  It could also convert a not-so-promising tape to one that has that golden nugget.
