Get a property manager for my 1st and only property? 

Maybe I kind of wanted to see if could work this all out. But at the same time I really don't want to jack things up.

I know bigger pockets has leases and apartments.com has lease.

I close this week on my first duplex. I have one side rented out and the other is vacant and needs some love.

What are the proper steps to getting it rented out?

What do I use to advertise?

Who do I contact for a proper lease agreement?

Do I need a lawyer?

Should I turn it into an LLC?

I was always scared to pull the trigger and now that I have I'm so nervous that it's actually happening.

I have 11 years and 7 months of paying my mortgage till I am done. I pay $450. I was thinking I could rent to own/ owner finance the property for 12 yrs with tenant which is my mom's cousin pay me $650. And at the end of the agreement sign the deed over to them. They would be responsible for all maintenance and up keep. I would be out of the picture minus making the mortgage payment. Is this doable and legal. Is it worth doing?
