I've never done a wholesale deal before but I have been posting on Craigslist to build my buyer's list as I'm learning. Today, I got an email from someone saying that he needs help with a wholesale deal because he needs to unload a house. He said he would go JV and would give me 60% of the net profit. This is tempting because I may have a buyer however I have no clue what my next steps would be after I find a buyer. Can anyone here please offer some advice?

Thanks for the quick responses! Would a realtor be of any value to me? I have read some articles that say to have realtors pull up a list of recent cash buyers but what would be their incentive for helping?

Hi. I am new to BP and to investing and have a question about working with realtors. I would like to start with wholesale deals. If I find a property that I'm interested in but it's listed under a realtor, is there a way that I could take over the deal, like maybe pay the realtor a fee? If so, how exactly would that work?
