I have been able to search and find many properties in Lexington and surrounding areas that would make profitable rentals. I do not know much about flips and the market for those seems to vary in Lexington. I think the north lime flipping has slowed down lately. Best of luck! It sure it a lot of fun when you have your numbers right!,

Thanks for the compliment! So far so good and I feel like each purchase we have made gets better and better. 

We have a portfolio loan through a small local bank. We used portfolio loans on both properties last year. Until these properties have 2 years of rental history they don't count as income towards loans. So this was the best option with the option to refi in two years if we want to. Interest was pretty good 4% on one and 5% on the 6 plex. We do want to pay them off quickly to use them as a type of "pension" income for early retirement. So we always put 20% down and try to pay off rather than leverage. The 20% down is required by the bank for portfolio loans anyway. 

I forgot to mention the 185k 6 unit appraised at 220 which made us happy.. Was very mis managed and it took us 2 months and 5k to get it back on track which was a nice turn around. 

Yes, I was going to use VRBO to vacation rental the condo if it does not sell. I think I could over double what it makes now as a normal rental.. But if it sells I will reinvest the money into something that requires less upkeep (cleaning, being available for vacationers etc.) ... We are going to be out of the country for 5 weeks so instead of having it sit empty I thought I'd let my realtor give it a shot.

I guess we are luckier than a lot of beginners. 30 yr old from Kentucky. I own my own equine massage business and my partner is a nurse. We sort of fell into being landlords and started out with two condos in Lexington Kentucky. These were good purchases.. Low maintenance, great renters, and decent cash flow. As I have listened and learned it has become clear that with the money invested in these we could be better invested... But for beginners not so bad as I have heard plenty of horror stories. 

So last year we diversified. Bought a single family for 60k rents 775 and another building 6 unit - 1,000 sq foot 2 bedroom town homes that rent 550 each for 185k TOTAL... Maybe I'm still new to this real estate thing but that seems like a fantastic deal to us! Would love any opinions there..

We still have the two condos ... Will try to sell the 1 bedroom this month but if it does not sell I want to try it as a vacation rental... As I know many horse people in town for sales shows and business... Plus walking distance to RUPP arena.

I am also from Lexington, 30 years old 5 properties in KY. So far it has worked out nicely. What do you want to do in real estate?
