My problem is these brokers that just don't do what they say. They comeback with you need more money to take out money against your property. I just want to deal with a company that will get it done, so we could move to the next project.

Now we are on the same page. I had a credit issue from a business in 2000. The reason i said 20% was because that may attract a private lender to the deal. This is not a one time deal for me. This deal will open up other deals in the future. If it take 2 to 3 years to make the $16k back i'm find with that. I'm getting in the game and i don't plan on getting out of it. You need money to make money in for sometime now i been chopping down a $80k bill. I'm at $15k now. Once i get in the game i will buy property using a corporation. I will set things up to used corporate credit. I made alot of mistakes in business but my eyes are Wide Open now. Most landlords on my side of town are doing very well right now. Most of them tell me (they wish the situation was like this when they got in the game.) I just need that one person to open the door for me ( They won't Regret It!)

Hello everyone,
Maybe i said it wrong but I would like to come across a lender that would loan against the property and give me a year to pay it off. Let's used this scenario ( A lender loan me $80k against the property at 20% for the year. That's $16k for using the lender money that year. We have a lawyer write up a promissory note against the property saying they would take the property if i don't do what i say in that year. The lender make the check for $80k and my bill at the end of the year is $96k.) Is this to far fetched?

Yes i was thinking of that but i'm 38 in this is a nice property thats in military town. I would rent for 20 years in make my money back in then sell it to someone thats joining the navy. Hopefully it would be still worth $150k or more. In yes, it's deals all over Baltimore right now. My goal is to have property all over the country. I will connect with property management so i could move to the next deal once it's set up. I would like to get some property in olando florida near disney because last year i paid $2,100 for a week to rent a vacation home. My goal is to step up to multi-family homes and apartments in the future.. I love real estate!! Thanks for the input Brad..

Hey jon,
Thanks for your input. I had a store in 2000 in had $80k in bad debt but now my debt is like $15k. I been working over the years to fix my situation. I now have a chance to move forward. It seem like i had a log in front of me for sometime now but now i'm moving around it. I do have a plan but i just need to fix my credit in in three months my credit score will go back up because everything is paid off. I have a co-signer that have a good credit score so in that years time with my credit in there credit i should be able to get this refinance. When i had the carry out i had everything in my name not understanding business all the way but I learned from my mistakes. I will get a S-Corp in in a year with the properties making money will help me get a business line of credit in step-up with the real estate so i do have a plan i just need to get the right lender to open the door for me. That's why i love this site because you guys rock! Some of yall stories let me know that yall been down the road i'm trying to get to in i love that. Thanks for yall time!!

Hello Will,
This is why i would want to deal with a private lender (No Broker!). Let's say that is the case. I would like to take the $91k in used it this way. The 10%($9,100) of that would go into some kind of escrow for the year or the lender would get that at closing. Eight months to a year i would be Refinance out of that loan with a bank loan. The lender would get his $9,100 for letting me used his money while i would buy another income property to rent at $900 to $1,100 a month. In that year time my income properties are bring in $2k in that will make me very happy Will. The lender get his money back in i move on to the next deal.. So, if i'm thinking wrong you tell me what it is because i'm here to learn from the best..

Hey Jon,
Also over here on this side of the country you have a lot of management teams renting your property for you. I just want to connect with the right private lender that want a nice return on there money. I think this is the best time to buy in rent property.. So, If you know someone or maybe interested let me know. Who ever get this done for me they will not Regret It!!!

Hello John,
I inherited the property from my aunt. I want to rent the property for the rest of my life. That's why i say free and clear. My credit is not the best but most bank are not just lending against the property right now. That's why i would have to go with hard money or private right now. The tax assessment is $149k but the last couple of years it was $166k. Some new things was done in the property in 2009 so i had a appraiser tell me it may be worth more then the $149k. I want to fix my credit in maybe get lock in to another rental in keep the process moving forward. I have a couple that want to rent the property for $1,100 a month. I just have to get it ready to rent. I want to take up the carpet in do nice hard wood flooring and a couple of other things but it will make nice income for my first rental.. I have a property thats worth $149k paid for free in clear. I would like to connect with the right person to get my deal done. If i get this done i would be in the game. This is the best time to invest into real estate. Banks are not lending like how they use to. I would like someone to invest against the property for a year. My exit strategy would be to refinance in a year. This is military town in its a great opportunity for the right lender to make some money off there money.
