Hi there. I would like to expand by investing Missouri. How do you all run comps there? It seems like it's all blocked out. 

Hi Team Bigger Pockets. I've been investing in Indiana, and want to expand into the Missouri region for my portfolio. I wanted to get an idea of what neighborhoods/suburbs/zip codes of St Louis that investors are buying in.

Hi BP Community, 

I am trying to offer my sellers seller finance, for those who it works better for.  The only thing is I do not have a complete understanding on how to structure the deal.  

I would love to do a zoom call with a seller finance pro and pick their brain (will pay for value, of course)

These are some of my questions for now:

- What is the most popular way to structure the loan amortization / balloon payment?

- What contracts do you need?

- If the property needs a rehab, how do you finance that?

- Do you refinance when the balloon payment is due?

Hey BP community, Happy New Year!

I am a wholesaler and I am working on creating the ultimate template for the most success for my properties. 

I have a couple of questions for you guys and gals who have been successful with wholesaling:

- What facts and features MUST be included in the email with property details?

- In regards to photos / presentation of the email, what have you found works well and gets a lot of responses?

- Do you include any call to action button?  

- How do you follow up with buyers?

- When do you decide to re market or do a price reduction?

- What platforms do you post the properties?

Good evening ladies and gents,

I am confused about basements.  I was hoping that someone could let me in on a couple things.

Like, what makes a basement 'finished' compared to a basement that isn't finished?  

And how much does it cost to finish a basement to a nice finish and when it is finished does it increase the sqft on paper?

Also, as an investor, do you prefer to buy properties that have unfinished or finished and why?

I appreciate anyone's response to anything in this post!

Thank you Daniel, this is good to know and I am going to add them both to the checklist.  I will post the checklist once I hear some other things as well.  Hopefully it will be the perfect checklist to determine which market to choose!
