Hello All,

What are some of the strategies you have used to lease out large amount of multi family units. We are growing a lot this year and should have about 80 units up for rent around the same time frame. We have used realtors before to lease out properties but I feel like it would be worth while to have in house agents listing these but trying to figure out what the capacity of 1 or 2 people would be and what structure to have.

Any thoughts or suggestions are welcome.

Great post Boris! I don’t do short term rentals but appreciate all the different ideas to automate and create processes. I am currently in the thick of it creating checklists and trying to figure out which things to automate first.

I have been toying around with Process street but haven’t rolled it out to my team yet.

You can check out data.philly.com which will give you a break down of tax delinquent properties by neighborhood or by name of companies that own property.

Another thing you can try is getting a cheap thermal camera that attaches to an iPhone. (Seek thermal)

You can see where all the cold spots are and see if the windows are the main culprit or if there is no insulation on minimal insulation in certain spots.

I have used this camera before when our drywall guys have covered over a register for a room. We found the hot spot so we didn’t have to put holes all over the wall.

Hello, Does anyone have any experience with setting up sub-metering for water on a 6 unit building? We usually just do one meter that we pay for but are looking into sub-metering on our next fix and hold property in Philadelphia. Thanks for the Help -Lev Yakubov
