Thanks everyone for the inputs! I owned a condo wayback when, actually about the same price point when i was in cali.  The rent just barely covered the mortgage, but yeah the hoa fees are like 250 a month at the ones i was looking at and i've only ever seen condo fees drop once in all of the properties i owned.  

I've decided to stop just doing analysis on everything i saw, it helped to learn, but time to focus on some 3/2's in the same area.  I don't think our rental market is ever really going to take a dive thanks to the number bases we have here.  Now to find an agent and get to work!

@Pride Davis No, i had found a couple in the same complex, bout 115K roughly.  Was thing LTR, especially with this being such a military centric area.  It had good location, pretty much equal distance to norfolk, ocean, and little creek.

Hey everyone!

Starting to get real serious and moving towards my first income property, I've noticed a few condo's popping up that were 2/2's. 

Wondering what folks thoughts are on: 

1) Condo investing and 

2) 2/2 in general

I've been with them for over a year, starting with 5k and adding in a couple hundred each month. overall the experience has been good and I know it is not a liquid asset, it is real estate after all and you are helping to fund the deals they are picking up. I don't plan on stopping my investments with them, same with my other investments, I'm no day trader and in it for the long haul here, I treat it like my IRA, it goes in and I'll get it back way down the road. Hopefully that helps from a review standpoint.
