@Tim Hendricks thanks for the reply. The two properties I own are condos. I do not feel like I'm at risk of getting sued, just trying to figure out when to start a LLC. My thoughts were the same related to setting up and maintaining the LLC. What are the ballpark yearly fees for a LLC?

Hey everyone. I currently have 2 rental properties close to downtown Nashville, TN, self managed, and looking to buy more. Class B and I have great tenants that pay on-time and luckily do not receive many call at all regarding issues. Should I start a LLC or wait until I have 3+ properties? I just don't know when it's beneficial to have them under a LLC to get the most benefits out of having a LLC. Thanks for any insight and feedback.

I have two rental properties. Both are getting just over 12% cash on cash return. Should I put the cash flow towards the principle of the loans to help pay off sooner (have 30 years on both), or should I reinvest the cash flow into my stock market mutual funds?  I have an emergency fund for both that equal 3 months mortgage payments for both.  Just not sure if it's smarter to put the cash flow into the stock market or put towards loan principles.  I'd like to know what others are doing and what has the greater benefit over time.

@john underwood Do you have a property management company for your section 8s?  Or do you take calls and manage your own properties?  The only downfall my neighbor told me was you get calls all the time for small stuff because the renters don't want to fix or do anything themselves.  And you have to respond or get the item fixed within 24 hours, or they can call the housing department and report you. I have a full-time job, as of now, and my current rental is very easy and a higher income lease, with little to no issues ever.

I have been presented a single family home off market sale, which is currently renting as section 8 in an area in Atlanta.  I have a neighbor who has over 30 section 8 houses, however, I would be new to section 8 and a little hesitant.  It's appealing because it is less than 100k, but do you see a good return on these over time?

Has anyone recently bought and held in these 2 areas?  How quickly did it take you to get it on the market from the close date?  I did some research and saw the avg rent is around $1,017/month.  Is this what you are seeing from those of you who own and rent in these 2 areas?
