I sold paint for quite a few years, and I feel your pain. Buying paint can be tricky business, because it actually takes at least a year to become proficient at providing quality information to paint customers. Home Depot and Lowes don't usually have the time and money to invest in good paint salespeople. I emphasize "usually" because I have seen good, knowledgeable people behind the paint counter, but it's not the norm. These companies know that if they open the refund door in the paint department, they will suffer huge losses. It's just the way it is, and I wish you hadn't experienced the downside. I love painting!

Hey Jon, I'm looking at foreclosures, single family, 3br minimum in a decent neighborhood. So far, I'm finding a few that I can afford to purchase and rehab, but many of the comps don't reflect a good return on investment. I'm meeting with my real estate buddy soon so I can have a better game plan, then I'll be talking to contractors. How about you?

Hi @Jessica Garrett, and thank you for connecting with me on BP. My Real Estate buddy is very knowledgeable and has agreed to help me look for properties that possibly fit my profile, but you're right, MLS doesn't seem to produce much, though there are some interesting foreclosures. As a former police officer, I know neighborhoods very well, so that also helps. Anyway, have you started an LLC? I'm moving in that direction, as it seems I will keep finances better organized that way.

I have 100k to invest, and I'm not sure whether to take on a partner to begin flipping, or to find a house on my own and start from scratch. I don't have a team yet, though I'm tight with a realtor, who's been helpful with advice. Anyone in ABQ want to throw some opinions my way?

I've just come into a 100k HELOC, and what I'm reading here is that I can use some of these funds for down pymt, and then finance a mortgage? Won't the bank frown on loaning me money on property, as I've already got a primary mortgage and now a HELOC? Thanks friends for answers!

Oh really? I can't use a heloc to rehab a great deal house to sell this house? Any idea what type of financing I should use? This is a can't miss deal!!

If I can get 90-100 from a HELOC, what price for a property is reasonable to pay?
