I never thought about how that could apply to a pregnant woman. Or jellyfish! When I mentioned it to a lawyer friend of mine he just laughed. I'm definitely going to stick to language that's been proven to work.

A local property management company limits occupancy to "2 heartbeats per bedroom." Their definition of heartbeat is literally anything with a heartbeat, so people AND pets. I've never seen anything like this before and thought it was an interesting concept. I can see how this could ensure compliance with our local occupancy laws, prevent parking issues, and maybe even discourage large fish tanks (fish have heartbeats too! :-).

I've just started shopping for my first rental property. And as I set up my own approval criteria and policies, I would love to hear what experienced landlords think of this use of the word heartbeat, as opposed to saying people or occupants. What could be the downside? Is anyone else using similar language?

@Account Closed Tenant Cloud has an app. It can handle separate leases and payments for individual roommates living in one property.  I've never used Cozy, but Tenant Cloud sounds very similar.

Wow!!! Thank you all for such a warm welcome! And thanks @Brandon L. for the resources. I can't wait to get to know you all.  I haven't quite decided on a strategy yet. I'd like to learn a little more before narrowing that down, but I do have some ideas getting into small multi-family.

I'm just barely getting started on my REI journey, learning and finalizing a strategy. This community has been great so far! I'm in a rural area and meetups are 2 hours away or more, so BP is an amazing resource for me.
