Thank you guys for the reply's. I have a lot I would like to learn but I don't want to dawdle, how long should I wait before buying an investment? I'm not even sure how long opening and closing should take.

I am Interested in doing subject to mortgage contracts. I found legal templates for lease option and subject to but now I am stuck with the question of how to find motivated sellers. I have a different pickle because I don't have a lot of financing available to me, I'm trying to start no money down and borrow what I need to get cash-flow.
