Hi David,

thank you for responding :)  And sharing your favorite place to own rental property.  Do you have any advice about how to network for off-market deals in the Spokane area... given I don't live there?  I'm planning on making a trip in the next few weeks, but would love to lay some groundwork before I go if I can. 

My goal with real estate is to diversify my current equity holdings. So, to buy/rent/hold 2-3 single family homes.  That's hard to do here in LA because the starting prices are very high.  But also, every time I'm in Spokane, I just think it's a great city -- I would live there if I had the flexibility to move.  This isn't my sole valuation of the area as an investment, of course, but this plus the average entry price are what started my research into the Spokane area.  I also have family there, which could be helpful in terms of managing a property. 

 I've read a lot on this site about the importance of screening well, but thank you for reinforcing.

Hi Scott,

Thank you so much for responding!  I'm looking to buy a single family home or a loft/condo in/near downtown -- Browne's Addition and South Perry both seem very interesting.  My mother lives there half the year, and she may come on as my partner.  Her son-in-law lives there year round and could be available as a property manager if needed.  I'm looking for something more turn-key, or with only cosmetic updates needed.  A fixer isn't really feasible given the distance.  

I began thinking about Spokane because while your market is hot, it's still accessible at my budget level, whereas here, in LA, even a fixer is stretching my budget. Plus it involves buying in a neighborhood that is more challenging in terms of tenants.  

What areas do you like?

Good morning!  I live in LA and I've been researching various local markets to purchase my first investment property.  Inglewood is very hot right now, but with the spiraling prices, I would only be able to afford a serious "fixer" which isn't in my wheelhouse.  I like a few areas around downtown LA, but I've started looking at Spokane, Washington too.  I've been a few times, and I really love downtown Spokane. Does anyone have any thoughts on this market?  I know someone who lives there, and she says they're meeting a lot of people these days who are moving there from LA.

Congratulations on getting into the Inglewood market. I'm a first-timer looking to buy an investment property there and there's so little inventory... and what does come on the market goes so fast!  Good Luck!
