I’m from sugar land as well and still live/work/invest nearby here. Agree with the statements above, great place to live..not so great place to invest.

This is not a city you would invest in for cash flow. You will get modest appreciation and most rents cover PITI only in the area at mls list price.

If you do want to go foreword however, I just did a zip code analysis of rents and sales through 2020 for the Houston metro. Happy to share if you pm me.
