What is the best way to title an investment property in the state of Texas? When purchasing a foreclosure is it better to title in my own name, in a trust or an LLC?

Are there any experienced Houston area wholesalers that can recommend a source to obtain a good wholesale assignment contract (other than TREC). I would like one that has good coverage and protection for me as the wholesaler. I was told by Patten that it is not necessary to use a TREC in Texas and that most wholesalers have their own contracts. Thanks is advance!

Appreciate the response from everyone. My question was hypothetical. I am a newbie to wholesaling, unlicensed and in the fact finding stage. I am curious to what stops a potential buyer from circumventing the process of a wholesaler and once he discovers the property address, he then approaches the seller to buy direct from them instead of an assignment deal with the wholesaler? Just wondering how often this happens to wholesalers?

As a wholesaler with a signed TREC contract with the seller of a property, what prevents the potential buyer from going directly to the seller and offering a lower cash price? Does the TREC contract contain language that prevents the seller from talking to anyone else concerning the sale of the property for a specific time period? Thanks in advance!

Hello, I am new to BP and have an interest in wholesaling in the Houston area. Can anyone recommend a good source for reading up on the latest laws concerning wholesaling? Not sure whether a wholesale license is required in Texas when buying and selling real estate. Thanks!
