@David McKeever, interested for a lot of the reasons mentioned above, including rail transportation connections to Sac, the Bay Area, and maybe more in the future. Like @Thor M., I do not know the area well myself.

@david what do you see as the pros and cons of stockton? What areas do you like and dislike for the rental market there?

I can't seem to tag her, but Gloria Mirza posts in the stockton forum discussions sometimes. She is an agent and also an investor in stockton. I haven't worked with her, but like what she contributes to posts and will contact her when i am ready to purchase something in stockton or bay area. https://www.biggerpockets.com/users/gloriam1 Sorry for the bum posts before, iphone safari doesnt work great for the BP forums.

When considering a property for investment in a new jurisdiction, what methods are folks using to determine/estimate the costs associated with water, sewer, garbage, and other utility costs which will be covered by the landlord? 

Is this something that can be determined/estimated easily and accurately before talking to the seller?

By what unit of measure do you estimate by (per bedroom, per unit, per square foot)?

@Jeff B. While reading the article, it started to appear that the LLC makes sense after you have a couple of properties. The article went on to argue the same thing.

According to what I have read elsewhere, at a couple properties...that is also about the place that conventional lending starts to become more challenging and portfolio lending and private financing options start to be a better fit. Seems like it all starts to fit together well at that point.

Thank you, @Tatyana Shevnina! That article exactly covers what I am weighing, and my personal situation is/will mirror the authors. The impacts of the LLC on the down payment, mortgage/capital gains write offs, and cost of business are significant, plus I can see making mistakes in setting up the LLC as so much of the process is new all at one time. The FHA approach is sounding very good.

I am eager to read through the comments, too. The article generated a lot of discussion. 

Once again, a little bit of Bigger Pockets has gone a long way to influence and focus my vision. :) Thank you!
