thanks for the support and positive words of encourgement. It's needed every now and then. I felt defeated kind of after I spoke to that broker

So I think I am going to do like previously said, work for someone to really learn and get some hands on experience and I was also thinking find some inbestows to bird dog for.

@Eric Michaels I attended a workshop for the flipping formula. They told us about the different ways to invest and how to figure out what you would bid on a property and I guess the basics of it. They did say that you have to put time and work into it but also made it sound like not having money wasn't that big of a deal. They said for those of us who don't have money, to use a hard money lender to do a flip. Go to home depot to find at least 3 contractors. Get at least 5 RE agents and a forclosure specialist to give you the list of foreclosures and then start making 2 to 3 bids a day. Sounds easy enough right? Well its not

I get what you are saying. It's going to take some practice but I know that once I break that barrier and get in there I can do this. It's just that first wall that you have to climb and get over. 

My dad thinks it's risky and that the market isn't good eight now like most people who aren't in investing

thank you everyone for your input. I have actually been looking at investor clubs. I found a couple on meetup that I plan to attend. The joint venture sounds like a good idea. I just have to find someone to do it. And I've thought about wholesaling. I actually asked the broker about it and he said the same thing that without capital it's almost impossible. I'm not going to let it stop me it's just turning out even harder than I had thought. I mean I knew it wasn't going to be easy

Yeah I defiantly don't expect it to be handed to me. I know it's going to be alot of work. I hear that all the time. I think my plan now is to network and find someone who will be willing to mentor me in exchange for my working for them. The workshop I attended did say you have to work at this but they made it sound easier than its going to be.

I just spoke with a real estate broker who also rehabs and rents. He told me that at least in ny if I don't have capital It's going to be very hard to get into investing and flipping foreclosures without it. From what I had been told before this was that I can use a hard money lender to do it but from what this guy was saying it's not likely going to work. Does anyone have experience with flipping foreclosures in ny. Is there a way I can get into investing if I don't have money. I was led to believe that I could

I can understand why you wouldn't want children at the showing but I'm a single mother also and have been told no children in apartments I wanted to rent and it's very off putting

Thank you everyone for the warm welcome. I am in the process of reading the ultimate beginners guide to real estate investing. I haven't checked out any of the podcasts yet. I will do that. Is it bad that I don't have any business cards  yet?

Hello everyone. I'm excited to be here on BP. A week ago I attended the flipping formula workshop. That is where I got most of my information on real estate investing so far. Now I'm on my own and trying to gather as much knowledge as I can about this. I feel like a did learn a bit from the workshop but I have holes here and there on how to proceed. They wanted 28,000 and up for more classes and mentoring and I just don't have it. I really want to make this happen for me and my family. I came across BP and it looks like a good place to learn and network. Any advice is greatly appreciated. I look forward to building relationships here. Thanks in advance
