I have owned by the road and then a very similar property since 2016 except I need a roof LOL sounds like a good deal to me if I was looking I would jump on that. Especially your new Mechanicals and updates. Renting is easy so if you bring the rents up when their leases are due they were already expecting it being a new owner and if they're looking elsewhere they will most likely find that what you're charging is the average. Good luck

Im looking to buy 14 units of a 20 unit condo complex. I will be the majority owner and will be in charge of the HOA. I know nothing about running an HOA. Where can I learn what I need to know and do? Thanks in advance!

Sorry Steve, I missed this....It took me over 4 months to get 3 refis finished up. They told me they did to much business and needed to sell off 1/2 their business before they could be back in business. In the mean time I was paying hard money to ( I think) sister company until they got their SH** together. It was not a good experience. I was told there was 12 of us going through this waiting period. Every month I was told 2 more weeks. They did a great job the with my first 2 but now I dont feel all warm & fuzzy and have found great new bankers.

Myself and 2 other agents are looking at investing about 300-400k into a complex. (around 1-1.5 mil)  I currently own 21 doors, one agent has a few and the other is been doing residential for years and sells about 400 houses a year with our team. We want to get something put together and find a  apt complex we can invest in together. Im looking for a value add property. Need an attorney to get us started and moving in the right direction so we are all happy in the decisions in the Columbus Oh area. Any advise would be great!

I have done a few deals with Neil / James at North Coast Commercial and it was a good experience. I thought we would be doing much more business with them but the middle guy (James Mercantile) is telling me they do not do multi properties any longer? I think Im in the middle of a mess and that's why Im on here looking fro reviews currently. NOT SURE who is giving me the run around yet or if I should move forward with them.

We have been flipping for a few years (averaging 30-60k each profit)  and have 19 rentals under our belt and growing that bring us about 4500. profit a month and are now ALMOST able to quit the full time job of 27 years.....Scary to give up a 100k a year job but I think once we get our hands on a great 401k they are holding for ransomed (250k) and more time to flip we can do this! BUT.....health insurance for my husband & I is the problem. Any advise would be great.

A little birdy from the county told me today about a property that has 50+ developed lots with sewer & water already in place for sale in an established neighborhood of about 60 built homes. Some roads need finished.

Under 200k!

This was a large builder at one time.  I drove right over and I'm excited about the opportunity. Did I say....Under 200k! I feel like they are giving it away. It also has another 20 acre of not developed land. A wet land area already in place and two ponds that I could put a walking path around. Im very interested in this BUT I DONT KNOW WHAT IM DOING. Does anyone else have an interest or advice where to start? (what I don't know)? P.S. I ask the county why they are selling so cheep and she said "we are holding a 600k bond they want back"  I understand there is some kind of insurance I have to get in case I don't do what I said I'm going to do. Maybe like this bond? I don't know what I don't know. I could maybe just sell the 50 lots off at 10k-12k each and make 500k and then sell the 20 acre off as well. So Many ideas I don't know where to start. I can come up with or have the $ to purchase but then what?
