Hey Blake: Good job! Just for clarity, 80K gets the buyer clear title to the property that needs about 10K fixup and the ARV is 151K?

In general, Leslie, paying down your mortgage faster builds equity faster. Coupled with the possibility of appreciation, you could build equity very quickly. What is the average yearly appreciation of your property and neighborhood?  If you project out how quickly your equity will increase, you can get a decent idea of how to leverage your resources. I usually use have the yearly appreciation as an estimate of growth.
