 Hi Jay,

I put in two mini splits. BUT they have mini split units that can support up to 6 inside blowers. (That is what I originally wanted) but the two units were less. 

I use cielo breeze to lock the settings so it cannot go below 73 degrees.

I can see the settings on my phone so I know what's going on.

I use Two Nest for the main units "Best upgrade I ever made"

The two main air handler units are used very little now,, where they use to run almost constantly. Also I added ceiling fans in the hot areas to circulate the mini split air. The mini's are way more efficient than the big units.

The next project is blowing insulation into the two car garage, because it has no insulation and I am sure the hot air is getting sucked into the rest of the home.

P.S. I put the mini splits in the tenants rooms. The main house unit on that side gets set to 79automatically at 10pm

If the tenants are watching tv one will open a bedroom door and the ceiling fan cools the media room, without running the 3 ton unit.

Oh...we call the window units "window shakers😄"

My current home is FHA and my Broker and others keep telling me I cannot have two FHA loans within 50 miles of each other.

I do plan on living in one of the units.

I am looking for a 4plex that is either a 2-2 or a 2-1 with a decent sized bathroom.

My other thought is a large 4 or 5 bedroom home and two to a room for parolees, this place would be located out in Belle Glade Florida. My neighbor is a deputy out there and he can eyeball property for me.

Just analyzing trends I see people are now having to deal with that pesky non payment of rent, evictions or just plain tired of living where they live and don't make 3x the rent to live alone.

And returning citizens also need housing.

That market never goes away.

Once again thanks for the advice, I find it helpful.

Hi I am new here.
but I have 1 3ton and 1 2 and 1/2 ton
which is supposed to cover 4500sft single story. 

 The rear addition which faces south in south florida was ridiculously hot.

wound up putting in two mini splits.

cost mini split x 2 840.00

Parts and labor which included 2 30 amp fuses, wire and breaker box 1600 installed.

way more efficient than my two condenser/ handler units.

I saw the electric bill drop and tenants are happy.

look up McCool mini splits on YouTube.

I figure if it can keep a house Ice Cold in the Caribbean why not Florida.

Investment Info:

Single-family residence buy & hold investment in Sacramento.

Purchase price: $300,000
Cash invested: $20,000

5 bedroom former Adult Family Care Home. 4500sft 5 bedrooms 3 baths.
The 4 Bedrooms are separated by common space womens side has a shares bath. Mens side has a shared bath.
5th room is being turned into an AirBnB since we are a 10 minute drive to beach and average hotel is 250 and up a night and does not allow dogs. We do.

What made you interested in investing in this type of deal?

My Wife wanted to open a Senior Care Business....me not so much, but I supported and financed the endeavor.
When it did not work out, We pivoted to house hacking.

How did you find this deal and how did you negotiate it?

Great question.
Found on zillow for 425k
Talked them down to 300k since they had no comps for that appraisal and this was just a few months before the C19 real estate rush. God is good and luck favored us here.

How did you finance this deal?

19k down the rest FHA at 3.5%
Sold our 3 bedroom 1 bath liability in Tampa for a nice profit.
Would have kept it but my debt to income was no bueno.

How did you add value to the deal?

Modest improvements and updates to dated features. Inside and out.
Made a nice curb appeal since the House alone stands out as a mini mansion amongst bungalows.

What was the outcome?

1500 a month cashflow
Full occupancy even with semi regular turnover.

Lessons learned? Challenges?

Since covid I have embraced the New York rental style. Rent by the room. Cashflows way more than a single family rental.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Not at this time.
I am working with a young firebrand right now....but she has not brought me the 4plex of my business dreams yet.

Don't know why Palm Beach is not on the list here in Florida.....

But here I am.

I am an investor located in Palm Beach County. Currently I am Quasi House Hacking.

My Wife bought the house with the intention of making it an Adult Family Care Home, during the start off Covid. Well the business did not work out.

Started re-reading Rich Dad Poor Dad for the 3rd time in my life and BAM it finally kicked in.

Wife left me because she does not have faith in me and still thinks to be successful you have to work for someone else.

Oh well, not me. 

I am here because I need help "Period...Full Stop.

My house hacking is great I have a 5 bedroom. Or 4 doors and an AirBnB which is in progress.

the 4 doors Cashflows 1500 after utilities and reserves.

I have a work from home day Job that brings in 9-10k a month with little effort.

BUT the only thing I can think about is refi'ng into a conventional loan and buying a 4 plex with an FHA.

My nightmare is refi'ng out of my comfy 3.5% Mortgage at 2k a month into rate hell and a minimum 3k mortgage. Plus the New FHA mortgage. And as a Libra with nobody to lean on for advice I find myself here feeling out of place like a red nosed reindeer.

But I am open to make friends and obtain mentors for mutual benefit :-)

Okay I have said a heck of a lot.....

Am I still welcome?
