Fix & Flip Or Wholesale Deal ? I did not have funding in place so panicked and wholesaled it SMH !

What made you interested in investing in this type of deal?

it was a perfect Fix & FLIP !

How did you find this deal and how did you negotiate it?

same seller for 1106 Cotton st called me up a couple of days later and gave me this opportunity !

How did you finance this deal?

How did you add value to the deal?

I connected the dots !

What was the outcome?

successful transction , but I still till this day regret the panic of not keeping this as my first fix & Flip !

Lessons learned? Challenges?

I should have wayed my options a bit better before wholesaling this deal away !

3rd deal, This Deal Could have blown up ! from this day forth I set expectations for all my buyers , BTW My wife help me lock this Contract up :) she received the profit lol

What made you interested in investing in this type of deal?

seller called one of my bandit signs , in a hurry to sell this home they lived in and grew up in over they years !

How did you find this deal and how did you negotiate it?

My Wife , Came with me on this sellers appointment and she and worked some charm !

How did you finance this deal?

Opm, by a pushy buyer !

How did you add value to the deal?

Connected the Dots !

What was the outcome?

Sold ! and got another one off of this sell !

know your buyers they can be aggressive & pushy !

2nd deal in the books , I swear REI is super addictive !

How did you find this deal and how did you negotiate it?

Seller Called one of my bandit signs ! this was an easy one seller needed a certain amount which we were able to guarantee him , we had leverage on the buyer because the buyer owned 2 properties that were attached to this one .

How did you finance this deal?

with opm!

How did you add value to the deal?

I added value to deal because I was able to get out there and negotiate the deal to a point where it made sense to all parties involved !

What was the outcome?

Closed Deal , Checks were Cut !

to Be patient , I was still new to REI , and I could have negotiated this deal to make a bit more !

yes , I worked with a local real estate agent name Nelson Gamez, I was able to connect with him and his client to close on this transaction .

Sale price: $30,000

First Deal in the book done , thank you for all information to get my foot in the door of real estate investing BP . This Property I Found on a online software that worked for me . I Cold called this seller and played the follow up game, I was nervous and didn't have a dime to my name to get this deal done , But I did not allow that to stop me from getting this deal done . I closed this deal on the day before of the contract ended what a learning experience. Now it's time to repeat !!!

What made you interested in investing in this type of deal?

I've been studying my market and notice that this was a hot area to invest, I found this deal and immedialtely jumped on this deal assigned it to my end buyer Got PAID !

How did you find this deal and how did you negotiate it?

I found this deal by using a online software that provides me with vacant leads , I got my list skip traced and cold called the seller played the follow up game, finally got a appointment . When it was time to negotiate , I asked the seller what exactly would you want for the property. the seller immediately told me what there realtor told him and his wife what the property was worth in its current condition. after seeing the home I was able to create a win , win DEAL all around the board.

How did you finance this deal?

OPM , Found a end buyer by stalking who was buying in my area .

How did you add value to the deal?

Time,Hustle, knowledge and also creating a deal where everyone felt like a winner !

What was the outcome?

Close this deal the day before Purchase agreement ended ! Jan 11th 2019 !

Lessons I've learned it to not be afraid and take risk even when its unfamiliar , the best the are hidden behind fear. also to vaule not only my time but others .

No , I've thought about becoming a agent but I found that I do not have to maybe in the near future I will consider. As of now I am focusing on other investing using OPM .

@Ritch Bonisa Thanks, this makes way more sense than going out getting a contract and having no where to sell it . I am entering real estate with little to no money so wholesaling is the best option for me .
