Im actually in the same boat as John(I'm on the east coast). I would also like to hear more from TK seasoned investors. Have any of you sold your Tk homes? If so, did you recoup your investment?

Whats up guys I'm Galileo, new member here from NY. Not new to RE investing, have one duplex here in NY and have done couple flips(back in 2008) Im looking to invest out of state, open to all areas that make sense. Been researching Trenton(because its close) Pa, chicago and Ohio so far. How does one go about searching and buying out of state like doing a brrrr in an unfamiliar territory?  Im not exactly sold on the turn key idea(yet). Ideally I would like to start with a 1-4 family unit, I have around $500k to start but intend to leverage myself. Would rather not start with a complete fixer upper light rehab would be perfect. Any guidance would be appreciated.
