All, thank you for all of your feedback. At the end of the day, operating a 3rd party property management business that manages 100s or 1000s of homes is expensive to operate with excellence. When determining what fees to charge our clients I have historically focussed on (1) fees that can be connected to value we bring our clients (2) eliminating as many perceived and actual conflicts as possible (3) fees that allow us to staff and operate our business with excellence and (4) keeping things as simple as possible.

As a property manager I'm familiar with many trends in fees/revenue generating practices that property managers charge. Some of these practices do not align the property manager and property owner's interest. For example, when a property manager keeps late fees instead of passing on those late fees to the property owner, the property manager benefits when the property owner potentially incurs fees for not being able to pay their mortgage on time. I'd like to hear your thoughts on what property manger fee practices you think are fair and which practices you think create a conflict of interest.

Hello BP Community, I'm own a property management company in Houston, TX | Austin, Tx and opening an office in San Antonio, TX.  Lately we are getting a lot of inquiries from folks that are having difficulties with their tenants paying rent. If anyone has any questions about evictions, I'm happy to discuss.

Great points @Tracy Streich . I think another advantage of a fund is the benefit of scale for property expenses such as insurance. A fund can purchase a wrap insurance policy that drastically reduce the property insurance cost per property.

Hello BP Community, my name is Leon Green. I own a property management company in Houston/Austin, TX. We have lots of clients that prefer to own homes in their own name, but there are also some that like to be more hands off and invest in a single family rental fund offering. I am creating this post to open up the discussion for pro/cons of investing in an SFR fund vs owning homes in your own name.
