Hi All -

I have an opportunity to purchase approximately 15 lots for a multi-family/commercial ground-up project in a very promising section of Baltimore. The area has already seen significant development and is poised for additional growth.  I'm looking for a developer with experience in building ground up projects to help me bring this project to fruition.  

I would appreciate some advice on how to approach a developer or investor for a project of this scale.  I have the back of the envelope analysis and spreadsheets outlining investor return.  So, specifically, I would like to hear how you would recommend making a "cold" sell and what initial information do you think would warm a prospective partner.
