I second Datatree which again is not always 100% accurate as it also depends on what the county provides online

Newbie here. About to take over a family business. Multi family apartments in Covina, La Habra, Baldwin Park 10+ units each. One apartment's depreciation is expiring so will need to do a 1031 exchange in the same area. Trying to do my homework. Trying to figure out what reasonable and REAL WORLD numbers are in those markets so I can compare. Would love to see some spreadsheets with actual numbers. We've done some research on REITS with assets in those areas and these are the numbers we're seeing. Gross Revenue = 9% of Real Estate Value, Capital Gain of Real Estate = 4% Annual, Net Income = 3% of Real Estate Value. Thoughts?

I'm new to real estate investing, based on the westside of Los Angeles. Part of my motivation is seeing the impact of housing scarcity and affordability in California.

Currently exploring 'lower cost' entry points into development - specifically opportunities to buy SFH or 2-4 unit MF and add 1 or more ADUs, in LA county.

Anyone have experience with ADU additions as an investment strategy?

I'm also open to moving and house hacking component depending on the location in Los Angeles. I'd consider medium-income areas of LA like East Hollywood, Koreatown.

Hi does anyone know a website to scrape mortgage like propstream does?  It's not always 100% accurate but i have found its usually pretty close. 

@Leona Usaty I was a LL in California from 1983 to 2017. What a wonderful ride it was! We were not big time at all but great rewards just the same.

Hello all. I'm starting on an investment journey, but don't really know where to begin. The only thing I've thought to do myself is listen to podcasta and start readings some books; I'm currently reading David Greene's BRRRR Book. I need a mentor who's willing to share their knowledge with me. I don't have anything but my time and work to offer. I'm willing to work after 5pm weekdays and anytime on weekends.
