Hey family, next week I have a big meeting with a private portfolio lender that has been lending money to real estate developers and investor since 1962 . It will be my first time and I am extremely nervous because I know a big part of being accepted is the way I present myself and my plan. Any advice will be greatly appreciated.

I own two house free and clear. I bought both from an auction. I occupy one and rent the other. They're both worth approx. $50k each. So I'm trying to plan a strategy to take my residual monthly income to another level.
