On my duplex, I have in the leases that I pay the first $60.00 then the tenants split 50/50.

Thanks Greg.  I am not in the deal. These are friends of mine.  My worry is that they may be caught in the middle if the second purchaser fails to perform on the contract. Is there any way to avoid this risk ?

Most have cell phones.  How do you get #s to cold call ?

Thanks Nicholas.  The water dept doesn't allow flow meters as "you are selling water" and if found out will cut service.  Guess I'll have to up the rents now that the leases are month to month.

I have a house and garage apt on one water meter. The units have diff number of tenants. How do I split the h2o cost fairly ?

If you pay out  $600 or more, and show it on your books, the IRS will fine you for not having a W9 on file and send your handy man a W2
