Hello Bigger Pockets,

We recently acquired a four unit multifamily apartment building in Washington, DC.  We're looking for **recommendations** on good insurance companies for four units in Washington, DC...anyone have a recommendation?

Hello BP,

I'm just trying to get opinions on several property management softwares that I'm looking it:

  1. Rentec Direct
  2. Truerent
  3. AppFolio
  4. Rent Manager
  5. Buildium (I understand this one is like the creme del la creme)

I'm looking for something that you use to do:

financials/reports, store tenant information, coordinate maintenance requests, make/receive payments, insurance, schedule/coordinate inspections, post rental listings, accept rental applications and finally do tenant screening, etc.

Does anyone have any meaningful experience with these softwares? Any feedback?  You can also recommend others...

Call absentee owners, owners of vacant properties, pre-foreclosures, tax delinquent properties, etc. call them and say this "I need to speak to [owner name], this a Michael from [Your Company Name], I was reaching out to you to see if you might be interested in selling your property at [Street Number and Name]. Is it available for purchase?" Scenarios: (1) if they say yes, then ask them about the property, how much they want, condition, does it have a mortgage balance, much they might want to sell it for, etc. then try and set the appointment. (2) if they say no, ask them if they have any other properties that they might be interested selling... Hope this all helps in some way.

Hello everyone, I'm in curious to know if anyone on this forum has had any success wholesaling abandoned properties in the District of Columbia (the City of Washington, DC)? Since I've been studying real estate investing, I started to notice that there are hundreds, if not thousands of abandoned properties all over the city. After researching the situation a bit, it appears that there some rather complicated government statues in place that make it difficult to go after unclaimed properties, particularly those with deceased owners and no next of kin to claim the properties. The DC govt is issuing liens against the properties for unpaid utilities, property taxes, etc due to the owners being deceased. Anyone in have an experience with this, namely getting around it? Anyone local, I'm looking for any guidance or mentorship on this...thanks.

Hello everyone, I'm in need of some advice on wholesaling REO properties when using transactional funding. How do you get your cash buyer to fund the deal by putting their money in escrow before the transactional finder gives you the proof of funds letter? In order to make anything on the deal, you'd have to mark the price up, correct? What will stop the cash buyer independently looking up the property and seeing he actual price? And from there buying it directly from the seller...I'm snagged up on this. Any advice would be appreciated. Thank you, Leonard

Hello everyone, I'm a prospective investor in Maryland, Prince George's County to be exact, looking to brag into wholesaling gradually. I'm looking to meet more experienced investors in the Baltimore, Washington, DC, Northern Virginia and Southern Maryland areas. I just joined the Southern Maryland Real Estate Investors Association, so hopefully I'm on the right track.
