Although the city of Newburgh has a lot of opportunities the city still has a long long way to go. So I started looking at the TOWN of Newburgh (just found out that the city and town are two different areas). You should be able to find something within your price range. Good luck

Ken,

Thanks a lot. This is great information. I wasn't familiar with Newburgh and it does look like an interesting town. I will start looking into it in detail.

Best,
Leo

Just to put the bug in your ear since I grew up in South coast CT.  If you could buy the exact same house (insert location here) for 50-70% of what it is in the North East and make a lot more cash flow would you consider investing a short flight away?  Just a thought.

Hi Matt.

Thanks a lot for your input/question. I want to try to do things locally first, I can't find anything that makes sense here, I will certainly look to expand farther away. I will keep in mind your question.

Best,
Leonardo

Wow. Thanks for the welcome Linval. Thanks Max and Alan for the suggestions!

I have been to Pughkeepsie and liked the town, but I was there just visiting and wasn't really "wearing my investor hat". I haven't been to Kingston or Saugerties yet. I will look into it. Definitely some homework for me to do, but this is a great starting point.

Alan: I will definitely keep you in mind for any partnering situation. Might also pick your brain as I continue doing my research. You seem to know the area much better than I do.

Thanks again!!!

Hi Everyone,

I am new to the forum. Looking forward to learning from the great BP community!!!

I live in NYC and are new to investing in real estate. I had a bad experience investing in the city and lost money in 2009. Haven't invested in RE since then. In hindsight the asset was too large for me.

I am currently focused on finding a good area to buy and hold. Area has to be close (up to two hours driving time, ideally one) to NYC. I am looking to invest in $100,000 to $150,000 single family properties.

Any recommendations of a good market where I can find properties in OK condition with those characteristics? Everything I have seen close to NYC in that price range are fixer uppers in really bad shape.

Any recommendation regarding area and any views on local cap rates would be greatly appreciated.

Thanks for your comments and help.
