@Benjamin Aaker Yes that is exactly what I meant sorry If I was not clear. We both have good credit but my debt-to-income ratio may be a little high, both of our credit scores are high 790-800 and they are low-income earners so their taxes don't reflect very much. Will this be a problem we have the cash in hand the thing is getting approved. If anyone has any recommendations for lawyers in Elizabeth NJ or Norfolk VA I really appreciate it.

I have a house in Norfolk, VA currently rented out and with a 2.5% interest rate. I've been saving some money and probably have 20k to invest and my family wants to invest in a property in NJ and they can add 40k to the pile. How can I structure this so we can probably get a multifamily home in NJ where they can live and rent?
