Hello BP - Can anyone please recommend a good CPA in the Florida.. Tampa / Pinellas area that HAS experience in real estate? Preferably if he/she is active in real estate.

Hello BP -  I have my Purchase Sale Agreement ready for my wholesales, but do I need to provide an an Assignment Agreement as well at my title agency for the end buyer, or he will provide with one? 

IF any one has a sample of an Assignment Agreement that can share (Florida).

Hello BP - I have a quick question I still have in regards REOs wholesaling. I keep seeing a few guys around my area (Tampa) that wholesale MLS properties. I have access to MLS so when I pull up the property I see they have it "pending", and they usually the price they wholesale it for is 5k to 15k less than listing price.

Im not interested in wholesaling MLS properties, but my questions are:

How do they do that? 

Do they put it in contract and they hope to find a buyer? 

What happens if theres no buyer? the contract expires and they lose their earnest money?

Finally, how they show proof of funds when they put an offer to this type of properties?

Hello BP agents community! So, I work in finance full time, and I got my sales agent license in Tampa/Clearwater area about a year ago, hang my license with Charles R. just cause of the low fees, and investor friendly from my perspective. 

I am currently doing wholesaling, and that is where I spend my marketing money, at the same time I've done 3 deals as a Realtor working with buyers. 

My question is.. How are you other investors/Realtors getting leads for your realty side? I have not done any marketing as a Realtor, and wonder what works for most of my  colleagues out there that might be in my shoes.

Hi everyone! I am in the process of creating a website targeted to pre-foreclosures and short sales, and I would appreciate any input and shares on websites that attract good leads for this specific niche.

I do have an idea of how I would like my website to look and feel, and plan to give a lot of free info, but not all of course, about avoiding foreclosure, to capture leads.

Please share any good sites and input, I very much appreciate your help!

Hello! Im looking to start a couple of websites blog/landpage using Wordpress, and I have came across this site: http://www.greatcoloradohomes.com/blog/

and of course, the BiggerPockets Blog. 

I've noticed the images they both use are somewhat similar, and I was wondering if this is an specific Wordpress theme or how are these blog images created?

Of course I do like the whole overall of both websites, and Id like to build something similar, but im very curious about the way the blogs and the images.

Hello Everyone!

I am a licensed realtor since late 2014, and have been doing some wholesaling since then. I have not used my license as a Realtor yet, but I would like to start now and work with buyers/sellers. For this reason Id like to partner with a seasoned Realtor in the Pinellas county Area/Tampa Bay.

I work in finance and my job (which I'll eventually leave) is pretty flexible, but I will need help with appts sometimes and tips of the job. I have taken classes and training but I believe experience on the field is what really counts.  I am willing to share commission and help with other investing needs.
