I have someone who is looking to pay cash for below market properties He is a computer engineer with 38 years of experience and is looking to transition into residential real estate investing(flipping) as he prepares for retirement in the next 5 years. 

He has $1M in cash and another $500K in assets for investing. He is looking for an agent who can find properties that are not on the MLS. He will use the same agent that represents him in buying a property to also represent him with the sale of that same property.

Hi All,

If any of you are looking for a Rehab Project in San Carlos, CA. A Colleague of mine has a partially completed rehab/addition that already has plans and permits approved for a ~2500 Sq Ft Home. Hi All,

One of my wholesaler contacts has a new build of 2650 Sq Ft, 4 Bed, 4.5 Bath home located in a desirable area of Willow Glen at 974 Louise Ave, San Jose (just a short walk to the Avenue) that is approaching the final stages of construction(Completion May 2015). When complete, it will be listed on MLS with an agent. One of my wholesaler contacts just sent me this note on a new below market property. See details below.

I have a 4 Bed, 2 Bath, 1100+ Sq Ft Eichler-Style Home in a desirable location in Santa Clara. I am offering to sell this property off-market for $859K.

There is virtually no inventory in this area and, when something does come available, it's gone very quickly. This property is located about 1 mile from the new Apple Campus currently in construction (target completion late next year - see link to article below). This property can be a flip or it would also make a great buy and hold investment for someone looking to acquire a rental in a desirable area that has great potential to experience price appreciation as the New Apple Plant gets closer to completion (much like what happened to prices in the areas near Levi Stadium when it was being built).

This property has not been updated so it needs a complete cosmetic makeover. The top Eichler-Style recent comps of similar size in the area are located at 3074 and 3087 Atherton Dr. in Santa Clara which sold for $1.3M and $1.285M (in 8 and 11 days respectively).

After Rehab, it will be an ideal setup for a buyer with a large family or a buyer looking for a home with an Extended Family Living Arrangement because it has 2 living areas in the middle of the home and 2 "Wings" of the home on either side (one with 3 beds and 2 baths and the other with 4 beds and 2 baths). The huge yard has many potential uses for animals, workshops...and also has a large patio area adjacent to the living space for indoor/outdoor entertaining. The home has not been updated in many years so it needs a facelift but, at $800K, it is hard to find this type of value (Home Sq Ft and Huge Lot). Repair cost are estimated at $80K. it has min $1M After Repair Value upside depending on what you do to it.

I have a good deal in Barron Park Palo Alto that Jason is in contract for. Buyer can get the property for $2,000,000.

Let me know if anyone is interested. Property can be purchased with a loan. Seller said it is ok for people to look and go through the lot to get a good look at it.
