Hi,

I have come across a property that is going to be auctioned through auction.com in my neighborhood. I would like to see if I can get a hand on it. Is there a possibility I can stuck a deal with home owner before it goes to auction? Can I contact home owner and show my interest? I am new to this process and would appreciate any help.

Yes, it is a 4-plex. did you say units are small, did not get that?

And based on your experience what are the few issues i need to be concerned about? appreciate your input.

Hi Ali,

Yes, have figured out financing part of it. Also ran numbers and make more than 15% in return.

Neighborhood is 'B' which i am ok with. I guess inspection would happen after accepting the offer, correct?

It is first time for me to invest in multi-unit too, so will go through some blogs.

Quick question, is there a way we do rental comps online?

Hello,

I live in CA and planning to invest outside the state because CA is so expensive and ROI is better outside. I had stumbled on couple of multi unit properties in Waycross, GA in Zip 31501. I ran numbers on cap rate, ROI and they look good. I'm planning to use property management company.

But since it is my first investment outside state, do i need to worry about anything? And any input about this particular area i plan to invest in? appreciate your comment.
