@Ryan Linskey - The answer to your question would depend on why her credit score is low. Given your score  being pretty good I think you guys are fine to do a live in flip. You can take advantage of the low down-payment / Interest rates of owner occupied hacking. However, if you guys have enough liquidity in your accounts or access to friends and family that can fund your projects. You can get hard money financing that is asset based, with little weight on credit worthiness. More so on liquidity and ability to pay. Feel free to DM me if you have any questions on hard money.
