@Jon Q. I won't be able to make the meet up in September, but if there are any more in the future I'd be interested. Thanks!

I bought a 5-plex 6 months ago in Ogden, UT that I just found out from the city is only legally supposed to be a 4-plex due to political zoning issues.

Are there any investors in Ogden out there who have similar predicaments? Do you just rent out the other unit anyways? Or do you have other ideas of creatively keeping your cash flow so that you don't go vacant for entire year?

Thanks!

Thank you @Russell Brazil! That is an excellent suggestion. I will ask about that.

I just bought a 5 unit home that has aluminum wiring and I can't find an insurance company who will insure me. They keep telling me to update to copper but in my research I've done and when talking to other real estate investors they said that aluminum wiring isn't dangerous in itself, what's dangerous is when the connections get loose. They suggested tightening all the connections in the home so that wiring isn't loose anymore. But no insurance companies seem to accept that as a form of fire prevention.

Do you suggest redoing the wiring? Or do you know of any insurance companies that will cover aluminum wiring, even if the premium is higher?
