Hi guys, I'm a property manager of a small portfolio of new construction townhomes. All of the homes are brand new with new appliances and we've had a few ice makers stop working right outside of the warranty window in our Whirlpool fridges. It's a bit of a costly repair relative to the price of the fridge - they need to be replaced for around $500. Does anyone have a more budget friendly option?

Any potential for short term/mid term rental?

No, the HOA only allows 12 month long leases.

Have 2 new construction townhomes that we're looking to sell for around $460,000 each. Tenants are in place with year long leases paying $2500 and $2300. Units are still under builder's warranty
